Finding the Value in What You Own: Appraisals and Assessments for Minnesota Seniors

Before selling, donating, or giving away belongings during a rightsizing move, many Minnesota families discover they have no idea what some items are actually worth. An antique piece of furniture, a collection of vintage tools, a set of sterling silver flatware, a piece of regional artwork — any of these could be worth hundreds or thousands of dollars more (or less) than assumed.

A professional appraisal bridges the knowledge gap — giving families the information they need to make smart decisions about what to sell, what to keep, and what to donate.

When Should You Get an Appraisal?

Not everything in a Minnesota senior home needs a formal appraisal. Here is when one is warranted:

  • Before an estate sale: For items you believe may have significant value, a pre-sale appraisal ensures the estate sale company prices them appropriately
  • For insurance purposes: Items being kept and insured under a homeowners or renters policy may need documented replacement value
  • Before a charitable donation: IRS rules require a qualified appraisal for donated items claimed at more than $5,000 in value
  • For estate settlement: When dividing assets among heirs, an appraisal provides an objective fair market value for equitable distribution

Types of Appraisals

Fair Market Value Appraisal

Used for estate tax purposes, equitable distribution among heirs, and charitable donation documentation. Reflects what a willing buyer would pay a willing seller in the open market.

Insurance Replacement Value Appraisal

Reflects the cost to replace an item with a comparable one at today’s retail prices. This is typically higher than fair market value and is used for scheduled personal property insurance coverage.

Liquidation or Estate Sale Value

The price an item would achieve in a typical estate sale setting — generally 15-40% of retail value for most household goods.

How to Find a Qualified Appraiser in Minnesota

For formal appraisals (especially those that will be used for tax or legal purposes), work with a Qualified Appraiser. Look for:

  • American Society of Appraisers (ASA)
  • Appraisers Association of America (AAA)
  • International Society of Appraisers (ISA)

Cost of Appraisals in Minnesota

  • Simple single-item appraisal: $100-$250
  • Multi-item or full estate appraisal: $250-$1,000+ depending on scope
  • Hourly rate for complex estates: $150-$300/hour
