The Staging Strategy That Sold a Buffalo Home in 11 Days

When Tom and Nancy decided to sell their four-bedroom home in Buffalo after 28 years, they were not sure what to expect from the market. Their children had grown and moved to the Twin Cities; the house was well-maintained but reflected decades of personal style that might not appeal to modern buyers. Eleven days after listing, they accepted an offer above asking price. Here is what made the difference.

The Pre-Sale Assessment

Before any staging decisions were made, the Circle Partners team walked through the Buffalo home with Tom and Nancy to identify what buyers in the current Wright County market were looking for — and what elements of the home might work against a strong sale. The assessment identified several priorities: the dated kitchen needed a cosmetic refresh, decades of personal photographs and collections needed to be thoughtfully edited to allow buyers to see the home rather than the family's history in it, the master bedroom needed to be repainted from a deep burgundy to a neutral tone, and the garage needed to be cleared of workshop equipment to show its full size.

Strategic Preparation: Small Investment, Big Return

Tom was a skilled handyman — which proved invaluable. Over three weekends before the listing, he completed targeted updates with guidance from the team: a kitchen refresh with new hardware on all cabinets, fresh white paint on lower cabinets, and updated light fixtures for a total investment under $800; master bedroom repainted to soft warm greige for approximately $200 in paint and two days of work; the garage cleared and floor sealed; and a landscaping refresh with fresh mulch, trimmed hedges, and a new front door wreath for approximately $150. Total pre-listing investment: under $2,000. Strategic return: an above-asking sale in a competitive Wright County market.

The Staging Process

With preparation complete, professional staging was applied selectively — focusing on the living room, kitchen, master bedroom, and front entry. Key principles applied included removing approximately one-third of furniture from each room to create a sense of spaciousness, editing personal photographs to a curated selection that felt like a home without overwhelming buyers, using consistent bedding and accent colors in cool neutrals throughout, and maximizing natural light by opening window treatments and placing interior lights strategically for showings.

Professional Photography and the First Weekend

Professional real estate photography captured the home's best angles in ideal light. The listing went live on a Thursday evening. By Sunday, the family had received four showings and two offers. The accepted offer — from a young couple from the Twin Cities relocating to Buffalo — came in at $8,500 above the listing price.
