The Rightsizing Timeline: A Month-by-Month Planning Guide for Minnesota Families

March 15, 20264 min read

Most Minnesota families underestimate how long a well-executed rightsizing takes. The ones who rush -- typically because a health event or family crisis created a hard deadline -- have significantly worse outcomes: lower home prices, rushed decisions about senior living, and the emotional toll of sorting a lifetime of belongings in a matter of weeks.

The families who plan ahead -- who begin the process six to twelve months before the target move date -- have time on their side. Here is a practical month-by-month guide to what a well-paced rightsizing looks like in Minnesota.

Months 1-2: The Decision and the Team

The first two months are about reaching clarity and assembling the right people around the family:

  • Have the conversation. If you have not yet had a direct conversation with your parent about the move, this is when it happens. The conversation does not need to produce a decision -- it needs to open the door.

  • Hire a senior real estate specialist. A good SRES agent in Minnesota should be involved from the beginning, not called in the week before listing. They can advise on repairs to prioritize, local market timing, and realistic pricing.

  • Begin touring senior living options. Even if the move is ten months away, touring now -- without pressure -- gives your parent time to develop genuine preferences rather than making a rushed choice later.

  • Identify a senior move manager. Senior move managers in Wright County and the Twin Cities area are often booked weeks or months in advance. Identify and engage one early, even if their primary work happens later in the process.

Months 3-4: The Sort

The legacy sorting process -- deciding what to keep, gift, sell, donate, or archive -- is one of the most time-consuming and emotionally demanding parts of a rightsizing. Starting early makes an enormous difference. Begin room by room, starting with the least emotionally charged areas (guest rooms, garages, storage spaces). Use a structured decision framework. Schedule an estate sale company or appraiser for items of potential significant value. Begin digitizing photographs and documents that have sentimental but not monetary value.

Months 5-6: Pre-Sale Preparation

With the sort underway, attention turns to preparing the home for sale. Complete agreed-upon repairs and improvements based on your agent's recommendations. Stage the home for sale -- your agent should advise on what to depersonalize, rearrange, or update. Obtain a pre-listing inspection if appropriate for the market and the home's condition. Finalize the target senior living community -- with the sale approaching, the decision on where to move should be made or close to made.

Months 7-8: The Sale

List the home at your agent's recommended timing and price. Review and negotiate offers with your agent and adult children. Once under contract, confirm move-in date with the senior living community or new home. Book professional movers for the move date -- quality movers in the Twin Cities and Wright County area fill up quickly in spring and early fall.

Months 9-10: The Move and Settlement

Complete the final sort and pack with your senior move manager. Execute the move -- ideally with family present for move-in day. Ensure the new space is fully set up before the first night (bedroom, bathroom, familiar items in place). Close on the home sale and work with a financial advisor to manage the proceeds.

What Families Consistently Underestimate

After working with dozens of Minnesota rightsizing families, the most common underestimations are: the time required for the legacy sort (most families estimate two weeks and need two to three months); the emotional energy the process requires from all family members; the lead time needed for quality senior living communities (popular communities can have waitlists); and the value of involving a senior move manager early rather than treating them as a day-of service.
