
How to Tour and Compare Retirement Communities in Minnesota: A Practical Checklist
Choosing a retirement community is one of the most significant decisions a Minnesota senior and their family will make. Touring is the best way to assess whether a community is genuinely right for your parent -- and it is also one of the most commonly rushed steps in the process.
This checklist will help you observe, ask, and evaluate in a structured way -- so that when you leave a tour, you have the information you need to compare communities confidently and make a clear decision.
Before the Tour: What to Know and Prepare
Before you visit, gather basic information: monthly pricing, contract type, what is and is not included in the monthly fee, and the community's current availability. You should also know the distance from the community to your parent's preferred healthcare providers, to your own home, and to any family members who will be regular visitors. Bring a notebook. You will think you will remember what stood out at each community. You will not.
What to Observe During the Tour
As you walk through the community, pay attention to:
- The residents. Do they look engaged and comfortable? Are people out and about in the common areas, or does the community feel empty? Active, visible residents are a strong signal of community culture.
- The staff. How do staff members interact with residents? Do they know residents by name? Are interactions warm and natural, or transactional?
- Cleanliness and maintenance. Are common areas clean and well-maintained? Are apartments or model units in good repair?
- Dining spaces. Visit the dining room at mealtime if possible. Is the food appealing? Are residents eating together and talking?
- Amenities. Are the fitness center, library, and activity spaces actually being used, or do they exist primarily for the marketing brochure?
- Outdoor spaces. Are there accessible paths, seating areas, and gardens that residents can use comfortably across Minnesota seasons?
Questions to Ask During the Tour
- What is the average length of residency here?
- What has the annual fee increase been over the past three years?
- What happens if my parent needs a higher level of care -- is there memory care or assisted living on site?
- What is the staff-to-resident ratio during the day? At night?
- Are there any move-in fees or administrative fees in addition to the first month's rent?
- Can we speak with a current resident -- not arranged by the marketing team?
- What is the guest policy? Can family stay overnight?
Red Flags to Watch For
Be cautious if: the community pressures you to decide quickly, staff cannot answer basic questions about pricing or care levels, residents appear isolated or disengaged, the dining facility is poorly maintained, the marketing team avoids questions about fee increases, or the community does not offer to let you speak freely with current residents.
How to Compare Multiple Communities
After touring two or more communities, build a simple comparison using these categories: total estimated monthly cost including extras, care continuity if needs change, location relative to family, dining quality and options, community culture and activity level, and how your parent felt during the visit. That last item carries more weight than most families initially give it. The community your parent responds to positively is the one most likely to become a genuine home.
